Our management fee scales gently with rent, from 8% + GST at lower rents down to 6% + GST at higher rents, and applies to rent collected only, never to tenant reimbursables like water, electricity or gas. No. We do not use lock-in contracts. Most Perth agencies use two-year lock-in agreements with liquidated damages. We prefer you stay because we are earning it.
You sign our management agreement. We serve notice on the outgoing agency, collect the file, verify lease, rent, compliance and billing, lodge the bond transfer, and introduce ourselves to your tenant. The notice period is typically 28 days, we prepare everything in the background so management begins the moment it ends, and you do not have to speak to your old agency. Locked into a contract?
